HISTORY

The land on which Mintwater Cottage stands was purchased in 1882 by Henry A.C. Taylor, a Newport resident who desired a country retreat. He developed a gentleman’s farm in Portsmouth in the Glen, known as a peaceful, quiet place where in Colonial times, a grist mill and fulling mill existed on a stream flowing to the Sakonnet River. The turn-of-the-century stone bridge on Mintwater Cottage’s property led to a path to Glen Manor House, a French chateau-style residence designed by John Russell Pope and completed in approximately 1923.

MINTWATER COTTAGE

Two beehive stone pillars, a trademark of Glen Farm, mark the entrance to Mintwater Cottage. To the west are serene pastoral views of horses grazing at Glen Farm Stables. A stone path, accessed through a wrought iron gate, leads to the north side of the property, brimming with flowers and fruit and specimen trees, and south toward the drive and the wooded area of the grounds. The tranquility of this private retreat is underscored by babbling Mintwater Brook, which winds around the barn-artist’s studio, over rocks, past Mintwater Cottage and under the turn-of-the-century stone bridge, past the drive and onward toward the Sakonnet River.

The front entry, greeting room and den feature exposed chestnut beams. The greeting room is intimate, with original pine floors and an original mantel. To the right of the entry is an inviting library/den with with fir floors, windows overlooking the wooded grounds, built-in cabinetry and a cleverly concealed wet bar. A gas fireplace provides terrific ambiance. The kitchen, adjacent to the library, features granite countertops and an open counter that functions as a pass-through to the dining area. The dining area features 12” pine floors and views of the wooded grounds and adjoins the living room, with a ceiling 12’ high at its peak, and 7’ high transom windows installed by the current owners. Enjoy bucolic scenery and a roaring fire during colder months. A mud room entry with access to the covered porch and deck has a sizable coat closet, and a half-bath, conveniently located to the main level rooms and the covered porch and deck, includes a painted sink designed by the previous owner of the property, who is a descendent of Rip Van Winkle author Washington Irving.

A staircase leads to the upper level, which comprises 3 bedrooms, including a master bedroom, 2 full baths, and excellent closet space throughout. The 20’ x 10’ master bedroom is restful, with vaulted ceilings and an airy en-suite with blue tile floors with geometric glass tile inlay designed by the current owner. At the opposite end of the hallway are a 14’ x 18’ guest bedroom with walk-in closet, exposed beams, vaulted ceilings and two skylights, and a 10’ x 14’ bedroom with vaulted beamed ceilings upon which the current owners discovered hand-hewn Roman numerals, a reflection of the property’s heritage.

The lower level is accessed via the stairway, relocated from its original spot at the entry to the greeting room. A 13’ x 18’ study/sitting room has an original brick bread-baking oven and shelving for storage and display. Through the study is the mud room entry to the lower level, accessed via stone steps from the drive. The downstairs bedroom has double glass sliding doors that lead to the lawn and an en suite bath with radiant heat.

The current owners recently added the covered porch and Ipe wood deck to allow for outdoor enjoyment and entertaining. This two-tiered space looks out upon 3,000 daffodils, impatiens, hydrangeas, rhododendrons, azaleas, burning bushes, rose bushes and several specimen and fruit trees. Wooden footbridges cross Mintwater Brook, and a bluestone path, lit in the evenings, leads from the potting shed, ideal for storage of gardening tools, to the barn-artist’s studio, a heated and fully insulated space for artistic enjoyment. Horses are permitted on the premises. 4 raised garden beds lay to the east of the barn, and Mintwater Brook winds past these and under the turn-of-the-century stone bridge. The current owners have added outdoor seating on the stone bridge and southeast of here, at the end of a path, in a secret garden with perched seating overlooking the wooded grounds, Mintwater Brook, and Mintwater Cottage. A fairy-tale-like setting and a truly rare offering.
