“On the Bluff” is a magnificent home that perches itself off Snake Hole Road and captures sweeping views of the Atlantic Ocean, with Montauk and the Deep Water Windmills, the first windmill farm off of the coast of the United States. Located on the Southern bluff of the Island close to Vail Beach & Black Rock and abuts acres of the impressive first conservation effort, Rodman’s Hollow. Not only is this water front home located in a desired part of the Island, but the owners have left “no stone unturned” and have outfitted this property with thoughtful design and top of the line finishes.
What They’re Saying...
We've been working with Rosemary for 15 years. She just keeps getting better. Most recently she sold land that we owned on Block Island. She’s inventive. Rosemary worked with an architect to produce a computer generated rendering of how the land might look with a house situated on the highest elevation. She knows the Island, she knows the houses, and she knows what works and what doesn't. She’s great.Lou V.; Princeton, NJ
We were looking to buy a condo, and Rosemary patienty worked with us until we found exactly what we were looking for. Now that we are renting, she keeps the condo rented during the summer, and does a great job of screening renters to assure it stays in great shape. Knows the Island and is great to work with. Highly recommended.Aaron & Heidi G.; Chatham, CT
If you are looking for a knowledgable, trustworthy, hardworking realtor, Rosemary is the one for you. She goes above and beyond with her clients and really listens to any concerns and questions you may have. I work with Rosemary to rent our house in the summer which can be a stressful process however she has made it as easy as possible providing us with great clientele year after year. Rosemary was also the one responsible for finding our house on Block Island and was an invaluable part of the process to start to finish. I can honestly say with out her we would not have our piece of Block Island. Rosemary is truly the best at what she does and we are so lucky to be able to work with her!Julia D.; Milford, CT
Rosemary is one of the most thorough, thoughtful, proactive and responsive realtors I have ever worked with. She listened to our needs and desires, investigated properties, filtered and prioritized opportunities and best of all brought us ideas that weren't yet on the market. She is dialed in to the local community and knows where opportunities are hidden. Her candor, professionalism and humor made the painful process of looking for an incremental home, truly painless. I would not hesitate to recommend her or use her again.Jim & Lisa L.; Wilton, CT
Rosemary Tobin is the consummate real estate professional, extremely knowledgeable and highly motivated to best represent the needs and interests of her clients. Rosemary has acted on our behalf with a purchase, as well as many rentals. We would never consider using anyone but Rosemary Tobin for any and all of our RI real estate transactions.Ken K.; Newark, NJ
Rosemary is a top notch realtor. She works for the best interest of her client. Responds to emails, texts and telephone calls in a timely manner. I would refer Rosemary and Lila Delman Real Estate to friends, family, co-workers if they are looking to purchase, sell or rent their home.Mike & Donna F.; Granville, MA
Rosemary is the consummate professional. She pays attention to the details that matter. She knows what she is doing and moves things along in a timely and professional manner and is a pleasure to deal with. She is now managing my summer rentals and I look forward to working with her for a long time to come. On tope of being on the top of her game; she is a very considerate and pleasant all around person.Mike M.; Tiverton, RI
Rosemary is incredibly good at her job and has been such a pleasure to work with. She worked tirelessly to help us close a very difficult purchase and remained positive and proactive throughout the process. She lives on the island which gives her an intimate knowledge of the market and she makes herself easily accessible to answer questions, gather information, meet professionals on site, etc. She is also an excellent negotiator. We wouldn't hesitate to recommend Rosemary!David & Dede B.; New Canaan, CT
I rarely write reviews, but the level of professionalism, commitment to getting the deal done, and unmeasurable knowledge of the local market/politics has impressed me to do such. She has gone above and beyond anyone I have ever worked with before to almost unbelievable measures. She showed up at 10pm in the pouring rain to help me push my oversized furniture through a small door as it had been delivered early and there was no else to help (she fell in the process and yet refused to leave until we got the couch in). If you have the opportunity to work with Rosemary you will be in the best possible hands and gain a wonderful friend to boot.Daniel S.; Christiansted, St. Croix
I can't say enough about Rosemary. We had a strange situation where I arbitrarily called an agent to show us properties without doing much research. We looked at a few properties and found something we liked. We began the process of putting together an offer and realized I wasn't comfortable with our representation. I didn't feel the confidence I wanted to feel for such a large purchase. I called a realtor friend from home in CT for her advice and she referred us to Rosemary. The second I spoke to Rosemary I knew that she was our agent. I immediately felt she knew just what to do and we were in the right hands. I was so relieved to feel the confidence I wanted. It was awkward to switch agents but Rosemary handled everything and spared me most of the discomfort. Once the negotiating was done and the contract was signed we ran into some problems with our incompetent mortgage broker who could have ruined the deal. But Rosemary did a great job reassuring the other side to remain patient and referred me to an excellent mortgage company that got it done. When dealing with Rosemary you know immediately that she's a seasoned agent with tons of experience with the BI real estate market. Rosemary will also be our rental agent for our new house and I have no doubt she will do a great job and take care of our house when we're not there. I would without a doubt refer friends to Rosemary for any BI real estate needs.Kurt & Chris K.; West Hartford, CT
We checked the Block Island Times constantly, searching for a home we could afford and that was right for us. When we started to get serious, we contacted Rosemary Tobin whom we had met while sitting at the bar at Eli’s (she’s not only a fabulous real estate agent, she’s a great bartender!). We looked at lots of places, but none was quite right. In December of 2010, we got an e-mail: “There’s a house on the market, but it needs a lot of work and you’ll need to hurry.” Three days later, we saw the house and put in our bid. It was a crazy sale with multiple bidders. One day we had it, the next day the deal had fallen through, the next week, we were back in. Through it all, Rosemary maintained her optimism. She found us a fabulous lawyer and made friends with the seller’s off-Island real estate agent. She claims our sale resulted in her first gray hairs, but all we know is that on March 15, 2011, thanks to Rosemary’s efforts, we had finally achieved our lifelong dream of owning a house on Block Island. When we were ready to rent out the house we’d bought from Rosemary, we turned to her and Lila Delman to handle our rentals. Not only do they have a great screening process, they also supply the sheets, towels, beach chairs and boogie boards, something no other agency does. They make sure that our house is spotless for all of our tenants and they are there to handle any problem which might arise.Marti Dunne; Block Island, RI
Dear Melanie and John – I wanted to drop you a note regarding two transactions we made on Block Island. As you may know, my wife Lisa and I bought a home on Graces Cove earlier this year and sold a home on the Island this week. In both instances we used Rosemary Tobin as our realtor. The house we purchased was first presented to us by Rosemary in November, 2011. That house was perfect for us. Rosemary waited for the right house to come on the market, saw an opportunity and presented us a house when we weren’t even in the market or even considering a new property. From the first visit to the closing a total of approximately 75 days elapsed. Following that purchase we put our other house on the market with Rosemary. From the initial listing, through the initial showings and ultimately the closing this week a total of approximately 100 days elapsed. I am not sure if anyone keeps records on Block Island, but it seems to me that when you have a realtor in your employ that can move almost $6,000,000 worth of real estate in such an expeditious manner that it is worthy of pausing and taking note, I think the milestone is even more impressive when you consider that we were not considering buying or selling. In my company I have 25,000 employees and we say that our most important assets go home every night. It appears that the same is true for you. You have a great asset in Rosemary. She knows the Island, she knows her clients, she knows the market and she knows how to move property.Jim & Lisa Lillie; Block Island, RI
I just want to write to let you know what a wonderful stay we had the entire week at Block Island. Megan and I cannot say enough about the accommodations at the Casey House. It was everything we expected it to be from the pictures on your web site. There was not a single thing we needed the entire week that was not provided. Your service was great and when we did need something you were accessible, friendly, and took care of it right away. We would recommend Lila Delman and specifically the Casey house to anyone.Terry & Megan Walsh; Block Island, RI
